What We Do

Layout design is the arrangement of your land: how many plots it holds, where the streets and access roads run, which plots face the road and which do not, and where drainage and utilities go. We design layouts that the planning authority can assess, that a surveyor can set out on the ground, and that buyers will pay a premium for.

Every layout we produce is drawn by registered architects (ARCON/NIA) and town planners, on the coordinates of your actual survey, and issued as a stamped drawing set in CAD and PDF.

What You Get

  • Site layout plan: the full arrangement drawn on your survey coordinates, showing blocks, plots, roads and open space
  • Plot and block numbering schedule: a clear register that ties every plot number to its area and frontage, so allocation does not become an argument later
  • Access and street network: road widths, access points and circulation that meet the state’s approved planning standards
  • Drainage and utility corridors: space reserved for drainage and services, so nothing is built over them later
  • Setback and coverage schedule: the buildable area on each plot, stated per plot, so nobody builds beyond the line
  • Stamped drawing set: CAD and PDF, signed by registered professionals, ready for submission

How It Works

  1. Site survey and brief: your topographic or cadastral survey becomes the base, and we settle the brief: how many plots, what product, what access
  2. Fixed quotation: clear pricing before any drawing work starts
  3. Design and review: layout options, then refinement through review rounds until you approve the arrangement
  4. Delivery: the stamped layout set, in your client portal, ready for submission

Why Work With Us

  • Registered professionals only: ARCON architects and town planners, on real survey coordinates
  • Designed to the planning rules: road widths, setbacks, coverage and open space follow the state’s approved standards from the first sketch
  • One team from survey to approval: the same people who produce the survey draw the layout, so the coordinates always match
  • Transparent fixed pricing

Frequently Asked Questions

What is a layout plan and why do I need one?

A layout plan shows how a piece of land is divided: where the streets and access roads run, where each block and plot sits, and how much space is left for drainage, utilities and open space. Without one, you cannot get a layout approved, and you cannot get a building permit for plots that do not yet exist.

Can you design a layout on land I have not surveyed yet?

No, and we will not pretend otherwise. A layout has to be drawn on real surveyed coordinates, so the survey comes first. Our surveyors can produce the topographic or cadastral plan the layout is built on, then our architects and town planners take over.

How much does layout design cost?

Our design fees start at ₦150,000 for a standard residential layout, and scale with the number of plots, the length of the access roads and the complexity of the drainage and utility arrangement. You get a fixed quotation before we start.

Will my layout be approved?

We design to the approved planning standards of the state: road widths, setback rules, plot coverage and open space provisions. A layout designed to those rules is what the Ministry is looking for, which is why our designs go in ready for assessment rather than coming back for redesign.

How long does layout design take?

Typically 2 to 4 weeks from an approved survey and a settled brief to a submission-ready drawing set, depending on the size of the development and how quickly you return feedback on each review round.
